Your checklist for an effortless move

Moving doesn’t have to be stressful. With a little planning and organization, you can simplify the process and enjoy a seamless transition.

  • Choose a date that works best for your schedule and lets you comfortably transition into your new apartment. Give yourself enough time to organize and coordinate everything.

  • Once your application is approved, we’ll send you the lease agreement. Review it carefully, sign, and return it to finalize your rental. This secures your new home.

  • Having everything set up in advance ensures a smooth transition into your new home.

  • After signing the lease, you’ll submit your first payment, including the deposit and rent. Once that’s done, you’ll receive your keys and can officially prepare for the move.

  • We’ve got a handy list to help you make your move easy!

  • Head over to USPS and change your address here within ten days of moving in.

  • This will happen within seven days from moving in.

FAQs

What is the monthly rental cost?

Rent varies depending on the property and floor plan. Feel free to reach out to us, and we’ll happily give you all the details on the property you're interested in!

How do I pay my rent?

You can conveniently pay your rent through your RentCafe.com Tenant Portal using a credit card, debit card, or bank account. We also accept checks, cashier’s checks, or money orders.

How much is the security deposit?

For Southview, Leonard East, and Village Green Apartments, the security deposit ranges from $500 to 1.5 times the monthly rent. For Zephyr Place and North Hillburn, it ranges from $800 to 1.5 times the monthly rent.

What move-in fees should I know about?

When moving in, you'll need to cover the rent (or pro-rated rent), security deposit, and a $100 cleaning fee. If you have a pet, there’s also a $300 pet deposit, $50 monthly pet rent, and a possible rental premium.

How do I check availability?

Just give us a call, and we’ll provide the latest availability for your preferred property.

What utilities are included in the rent?

At Southview, North Hillburn, and Village Green, tenants cover their electricity and Wi-Fi. For Zephyr Place and Leonard East, you’ll be responsible for electric, gas, and Wi-Fi.

Can I bring my pets?

Absolutely! Southview and Leonard East are cat-friendly, while Village Green, Zephyr Place, and North Hillburn welcome both cats and dogs (with some restrictions). A $300 nonrefundable pet deposit applies, and pet rent is $50 per month, per pet.

What is the application process?

Choose the community that’s right for you and follow our simple steps. One of our friendly leasing agents will then reach out to guide you through the rest of the process.

What are your income or credit requirements?

We ask that your income be at least 2.5 times the monthly rent. While we don’t have specific credit score requirements, your credit may affect the security deposit amount.

How much is the application fee?

The application fee is $39 per applicant over 18 years old, and it’s non-refundable.

What appliances are included?

All our properties come with a dishwasher, stove, and refrigerator. Zephyr Place and North Hillburn also include an in-unit washer/dryer and microwave for extra convenience.

What if I don’t make 2.5 times the rent?

No worries! If you don’t meet the income requirement, you can apply with a cosigner or guarantor.
